Q: What must I bring with me to tour an apartment?
A: Valid Photo ID
Q: What are your application and administrative charges?
A: App Fee: $50 per person.
Admin Fee: $150 per unit.
Q: What are the income and credit qualifications?
A: 3 times the monthly rent, require proof of income, 3rd party credit screen. Approved deposit= $500 Approved with Conditions=1 month's rent
Q: What is acceptable "proof of income" to sign a lease?
A: 2 most current pay stubs, 2 most current months of bank statements, offer letter, or current W2.
Q: What happens if I qualify for an apartment, but my roommate does not?
A: The roommate will not be approved to lease/live onsite.
Q: Is my security deposit totally refundable?
A: Yes
Q: If I get a job transfer, can I break the lease?
A: You would have to provide 60-day written notice, pay termination fee, and pay back any concessions given.
Q: Can I change to a month-to-month lease plan after my first year?
A: Lease will automatically default into a MTM lease after completion, unless you renew or give a 60-day written notice. A month to month fee will apply.
Q: Do you accept leases for short terms?
A: Adara offers 6-15 month lease terms.
Q: Am I required to have renters' insurance?
A: Yes. Adara Godley Station requires a minimum $100,000 liability policy. Adara Godley Station must be listed as an interested party. Please speak with your leasing consultant for details.
Q: Do you offer furnished apartments?
A: No
Q: Do you offer corporate apartments?
A: No
Q: If something needs to be repaired in my apartment, how do I report it?
A: Please contact the office, via phone, email, or resident portal.
Q: When is my rent payment due?
A: 1st of the month, this includes holidays.
Q: What day of the month am I liable for a late charge?
A: Rent is due on the 1st of the month and late fees begin on the 4th.
Q: Will you accept electronic payments from my bank?
A: No
Q: Is there a place where I can pay my rent after office hours?
A: Online resident portal.
Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: No more than 14 consecutive days, please speak with the office for extended stays.
Q: Do you have reserved parking?
A: No
Q: I have a motorcycle, where can I park it?
A: In any parking space designated for vehicles.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes, the office should be made aware and they should be added to the lease as minor occupants.
Q: Can I install my satellite dish at my apartment?
A: Yes, however a satellite dish may not be attached to the building or placed on the grounds of the community.
Q: Do you have cable services?
A: Yes, we have Comcast.
Q: Does the property have a fitness center?
A: Yes, 24hr fitness center.
Q: Does the property have a swimming pool?
A: Yes, we have a saltwater pool.
Q: Does the property offer on-site recycling?
A: No
Q: Are gas grills permitted at your property?
A: No, the property has gas grills onsite for residents to use.
Q: Is there any additional storage space available at your property?
A: No
Q: Are residents permitted to paint their apartment?
A: Yes, but must paint or be charged to return color back to original color upon move out.
Q: Will you accept my delivery packages for me?
A: Yes, packages will be handled by our concierge service.
Q: Do you have a list of Preferred Employers?
A: We have a Corporate Advantage Program. Yes, we waive the admin fee.

Breed Restrictions

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
